Famco Fireplace Services Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Fireplace Services in Annapolis: What to Know First

Famco fireplace service in Annapolis typically runs $145 to $185 for a standard inspection and cleaning, with repairs ranging from $85 for a damper adjustment to $600 or more for a full valve replacement on gas units. Most jobs are completed in a single visit, usually within two hours. We are an independent Famco service provider, not a factory-authorized dealer, which means we answer to you, not a manufacturer’s quota. If you own a Famco wood-burning fireplace, gas log set, or vented insert and it’s acting up, call (240) 851-3653 and we’ll tell you straight whether it needs the truck rolled or a match re-lit.

How Famco Products Fail - and How We Fix Them

  • Famco gas log sets with lazy or uneven flames. This is the most common call we get on Famco equipment in Annapolis. The culprit is almost always a partially clogged burner port or a thermocouple that’s drifted weak. On Famco’s vented log sets, flame lift at the front ports means the primary air shutter has walked out of adjustment. We clean the burner tube, reset the air shutter per Famco’s spec, and check the thermocouple output before we call it done. No parts cannon, just the one thing that’s actually wrong.
  • Wood-burning Famco fireplaces that smoke back into the room. In Annapolis, this is often a draft problem made worse by the low, heavy air that sits over the Severn in spring and fall. The fireplace itself may be sound, but if the flue is too cold or slightly undersized for the firebox, smoke rolls back. We test draft with a meter, check the throat gap against what the firebox actually needs, and often fix it with a damper adjustment or a chimney cap that changes the wind shear, not a full rebuild.
  • Famco dampers that won’t seat or stay put. Older Famco cast-iron throat dampers warp after years of hot fires and salt air. The handle turns fine, but the plate has a hairline gap you can’t see. That gap is a constant cold-air leak into your living room and a route for damp, salty air to climb the flue off the Chesapeake. We don’t just lube the hinge and leave. We check the seat with a flashlight, and if the plate is warped, we fit a new one or convert to a top-sealing damper. The old one goes in our truck, not back in your chimney.
  • Famco vented gas inserts with crudded-up logs and glass. Vented inserts burn cleanest when the logs aren’t stacked against the burner box and the glass stays clear. But ten years of use leaves soot bloom on the glass and white crust on the logs. Worse, if the logs shift and block the burner ports, the flame pattern goes yellow and lazy and the unit over-fires its own baffle. We pull the glass, clean the logs properly with the right brush - never anything that strips the ceramic coating - and reposition them exactly as Famco intended.
  • Thermopile and pilot assemblies onFamilial standing-pilot models. A pilot that lights but won’t hold is a weak thermopile, not a gas pressure problem. Famco’s standing-pilot models used a thermopile that simply wears out after 8 to 12 years. Some shops will replace the whole pilot assembly at $300 or more. We test the thermopile first. If it’s under 325 millivolts under load, we replace just the thermopile for a fraction of that. There’s a difference between a worn part and a broken system.

Our Famco Fireplace Services Process

  1. 1
You call, a live person answers. Not a menu tree, not a call center in another state. You describe the problem. We give you a straight price range for the visit before we hang up.
  2. 2
We show up in a marked truck, on time, in uniform. Wendell Pike and his crew work in Annapolis enough that you may recognize the truck from your neighbor’s driveway.
  3. 3
Diagnosis first, camera second. We look at the whole system - firebox, damper, flue, cap, gas line if present - and run a camera up the flue if there’s any question. You see the footage, not just our word.
  4. 4
Parts decision with your eyes open. If a Famco part is available and the job warrants it, we use it. If an OEM part is backordered six weeks or the price is silly, we tell you and offer a quality aftermarket option. You make the call with full information.
  5. 5
The repair, done right the first time. We don’t rush. If the job is a two-hour repair, we take two hours. If it’s a 20-minute fix, we tell you that too and charge you accordingly.
  6. 6
Cleanup, test fire, and the 90-Day Done Right Promise. We leave the hearth cleaner than we found it, run the unit through its paces, and hand you our written promise. If it’s not right, one call brings us back.

What Famco Fireplace Services Cost in Annapolis

Here’s what we quote over the phone in Annapolis, and here’s what it actually costs when the invoice arrives. Same numbers.

  • Famco fireplace inspection and camera sweep: $145-$185
  • Gas log set cleaning and burner adjustment: $120-$225
  • Damper repair or replacement: $85-$275
  • Thermopile or thermocouple replacement: $85-$165 parts and labor
  • Pilot assembly replacement (Famco standing-pilot models): $195-$325
  • Firebox repair (minor mortar or refractory panel): $250-$700
  • Full gas valve replacement: $380-$650

What moves the price: age of the unit, availability of Famco parts, and whether we’re repairing a gas system or a wood-burning fireplace. A 20-year-old insert with a discontinued valve costs more than a five-year-old log set. Seniors and veterans always save 10%, and any repair over $200 takes $40 off. Call (240) 851-3653 for an exact quote. The estimate is free, and the number we give you is the number on the invoice.

Why Annapolis Homeowners Call Top Hat Chimney for Famco Work

We’ve been working in Annapolis since 1999, and a lot of our customers are people who got burned by the national outfits before they found us. The ones who were quoted $99 over the phone, then told at the door it’d be $1,400 and the fireplace was dangerous to use. That doesn’t happen with us. The price is set before a tool comes off the truck. Wendell Pike puts his name and license number on every job, and he’s in the Historic District often enough that you’ll run into him at Graul’s on Saturday. We also service DuraFlex, HeatShield, and Gelco products, so if your Famco unit shares a flue with a liner from another brand, we handle it all in one trip. And every single job - Famco or otherwise - carries our 90-Day Done Right Promise. If it’s not right, one call brings us back. No cost, no argument.
